There are 3 bedrooms, one double, one with 2 singles (best suited as a children room), and a single. There is also a sofa bed downstairs if needed to sleep total of 7. This is a secure, gated, family friendly country estate of the highest quality. NB. PLEASE ALWAYS CONFIRM AVAILABILITY WITH OWNER BEFORE BOOKING?There are many walks around the estate and beyond, as well as a lovely pub and restaurant within easy walking distance. There are some areas of special interest for wildlife enthusiasts and birdwatchers, and also carp, coarse and trout fishing available on the lakes. There is an organic farm shop on the estate selling local organic and general produce. Hot food, firewood and wine. The cottage does have Wi-fi internet access.The pool is heated, and theres also a sauna. Its shared and a short walk from the cottage. There is also a children play area, trampoline, tennis court, cricket nets and picnic area by the pool. Great area for cycle rides and walking, both round the estate and nearby area's.Property is next to the Thames path.The estate is very proud of its untouched nature reserves, and has areas of some significance when it comes to bird and wildlife.Late in 2005 the first European Beavers introduced back into England were released and are thriving in a far corner of the estate.There are viewing hides from where they can be watched.The estate is also home to a wide range of Bird life, from waterfowl to owls.Details of guided walks and the best spots are available from the property or the estate office.There is some excellent fishing on the estate, both coarse fishing and fly fishing.The coarse fishing is specialised and mostly specimen fishing, and the lakes would be classified as 'challenging' and not really suitable for beginners. As a tenant you are able to fish (within the estate fishing rules) details of which are available at the house. Or leave the car on the drive and take advantage of the numerous circuitous short- and long-distance walks and bridleways to truly appreciate the dramatic landscape of the glaciated valley of Newtondale and its surrounding Tabular hills.
One can take advantage of way-marked walks and even catch the historic North Yorkshire Moors train back to Levisham Station from Goathland (or "Heartbeat" as it is known in the famous TV series), Newtondale Halt or Pickering.

Mallard is not suitable for guests who need to use a hoist or monkey poles because of the four poster bed. We suggest Swallow or Kingfisher that are 5 star but with canopied beds. Mallard will not take a shower trolley.

Old Barn Cottages are located just outside Great Sturton – a small hamlet near Horncastle on the edge of the beautiful Lincolnshire Wolds. Created through the sympathetic conversion of a red-brick Georgian barn, these luxury cottages are an ideal “away from it all” escape to a quiet corner of rural England.
Each cottage has its own colourful patio garden with panoramic views of rolling meadows, woodland and a private lake. Within the grounds are a croquet lawn, delightful picnic and barbecue areas and a nature trail through private woods. Access to first-class golf and riding facilities is available nearby at modest fees.
A variety of period features give individual charm and character to each cottage. Top quality linen and towels are provided free of charge. All have adjustable central heating, colour TV sets, video recorders and radio clocks in the bedrooms. A separate utility room is equipped with washing machine, tumble dryer and ironing facilities. The country-style dining kitchens offer a warmly inviting atmosphere. Equipped to a high standard, they include such useful “extras” as microwaves and filter coffee machines.
Old Barn Cottages offer an ideal base from which to visit unspoiled countryside, picturesque villages and the wide, safe, sandy beaches of the Lincolnshire coast. Other nearby attractions include Lincoln’s magnificent cathedral and castle, the Battle of Britain Memorial Flight at Coningsby, numerous stately homes, country parks and wild-life sanctuaries.
The proprietors, Dan and Hiroko Dobson, extend a warm welcome to all visitors to Old Barn Cottages and are always happy to offer on-the-spot advice or information whenever needed. Children of all ages are very welcome and such useful items as cots, high chairs and baby baths are available on request. Well-behaved pets are also accepted.

The Cottage adjoins Woodend House and offers comfortable self catering accommodation for up to six people. This makes it suitable for two couples or a family. It combines the old with the new and has a wonderful traditional victorian open range to curl up in front of on those dark winter evenings.
Through the front door you enter into the lounge/dining room with it's slate flagged floor, exposed beams, open range, views towards Scafell Pike and a door that leads to a traditional lakeland cottage kitchen.
Stairs lead from the lounge to a landing, off which there are the three bedrooms, two double and one twin (with bunk beds), and the bathroom.
Most rooms have views towards Scafell Pike, they all have exposed beams and all are furnished with care and and thought.
The sunniest garden is to the front of the property outside the front door but there is a garden area to the north of the property where there are panoramic views across Birker Fell towards Scafell Pike.
