Villa Pepanina is a large beautifully furnished three bedroomed villa with its own pool, gardens, lawns and terraces. Ground FloorThere are two bedrooms on the ground floor, each with their own bathroom and a guest toilet on the ground floor. The property is air conditioned throughout, although we would make an extra charge if this was to be used, has a lounge with dining area and an enclosed log burning fire. The lounge has two sofas, dining table and chairs to seat 8, satellite TV, music centre and a DVD Player. We have left a good selection of films and CD’s in the property. One of the ground floor bedrooms has a king sized bed and looks out through sliding doors with security shutters onto the garden by the pool, whilst the other has twin beds and a fold down sofa suitable for children. The fully fitted kitchen has a fridge freezer, dishwasher, microwave, toaster, four ring gas powered hob, an electric oven and all the utensils that you would expect even at home ie juice extractor, sandwich maker etc. Adjacent to the kitchen is a large pantry and also a utility/laundry room which includes a washing machine and the gas powered water heater. The lounge looks out through a shuttered sliding door onto the pool and terrace where a BBQ is located. There are outside lights around the pool and within it. The pool varies in depth from 1 m to 1.8 m deep and is accessed through secure steps into the shallow end. The attractive garden is mature, regularly maintaianed with an automatic water irrigation system and includes some substantial “Birds of Paradise” plants. Adequate loungers and outside furniture to support at least 8 people are provided, the pool i regularly maintained, and the carport provides shelter if a vehicle is hired. First Floor The master bedroom has a king sized bed, an ensuite bathroom with bath, shower, handbasin, bidet and toilet, extensive wardrobes housing a safe for the secure retention of documents a dressing table etc. The sliding patio doors have secure shutters outside which allow the patio doors to safely remain open (unless air conditioning is required) and the doors lead to a large sun terrace with tables and chairs and a view of the sea. A marble staircase leads from the ground floor to a large landing with doors both to the front of the property (sun terrace) and a single door onto the rear terrace which catches the morning sun. The landing has a desk and is the location of the wifi hub which enables broadband connectivity when required. Outside The mature private garden and lawns has ample car parking space, plenty of seating and sunbathing areas. The garden is fully fenced with electric entry gates and enjoys the use of a tennis court less than 100 metres from the villa. The Area The villa is situated in a residential area of Carvoeiro, less than a five minute walk to the Villa Nova complex with its restaurant, bar, minimarket and children’s play area. Your children can swim in a large communial pool (no additional charges for the guests of the villa) whilst you enjoy you drink at the Vila Nova bar. Monte Carvoeiro with a number of restaurants, bars and social areas is less than a fifteen minute easy walk whilst the centre of Carvoeiro, with its active streets is full of bars, restaurants and shops is only a further 5 minute away. One of the main beaches of the area is also to be found there. It is possible to hire a computer, printer and internet in the Vila Nova reception, arrange trips and transport to the many places of interest locally and purchase anything you run short of from the on site mini market. A number of supermarkets are located around the village of Carvoeiro (within a 5 minute drive) where all the necessary goods can be obtained for those wishing to be totally selfsufficient.

Some three kilometers east of Carvoeiro lies the exclusive park ‘Algarve Clube Atlantico’. A park that already exists for some 25 years and thus a place with fully grown and mature plants. Most houses here are large villas but there are only few located as exclusive Casa Miramar. On dead end street with two more houses down road, on a cliff, 30 m from the sea (watch out when kicking a ball!) and oriented southwest.The park has a reception where you can collect the key and pose your questions. The couch is placed to give a good view to garden but also to receive warmth from fireplace in winter. And of course good view to large plasma TV. Linked to TV: satellite receiver (with many English and German channels) and DVD/home theatre. There is small collection of DVDs, machine also plays CDs.Wireless Internet is available and access is free per 2012.The sliding doors lead to the covered terrace. You can sit outside when it rains, or sit in the shadow. On the terrace next to the pool is a large table and four comfortable chairs. There are extra chairs available. Sunshades are available as well as 6 sun beds and a Weber BBQ. To the left are the stairs to the roof terrace where you find a lounge set of three couches. A lot of privacy there!The beach 'Praia do Carvalho' is about 200 m from the house; just cross the parking lot and walk down the stairs. Various other beaches are west and east of Clube Atlantico, Benagil is the closest at about 800 meters. In neighborhood are possibilities for diving (PADI), horse riding, various water sports and of course the famous Algarve golf. Closest is a nine-hole course: Vale de Milho. On the other side of Carvoeiro are the large courses Gramacho and Pinta. More courses are within a half-hours’ drive.
